I was viewing properties yesterday and was reminded how awkward it can be to have the seller and their agent following you around the home.   From time to time Sellers wish to be present for showings and open houses.  The argument that I often hear is, “I know this home better than you and can answer questions.”  It goes without saying that you likely know your home better than your agent, which is why it is important to complete a thorough walk through prior to listing your home so that your agent is aware of all of the upgrades and features that your home offers.

 

When I view properties with or without clients I prefer to have a bit of space to process what I am viewing.  Most sellers have the tendency to “hover”.  There is an art to sales and in interacting with potential buyers.  Some people need constant information as they view property while others need space.  In most cases Sellers have difficulty with this due to inexperience in these settings and through their emotional attachment to their home.   I would also argue that you should be selecting another Realtor if you are not comfortable with their skills to present your home to all that come through.

 

There is also potential liability concern with the seller being present.  Realtor’s provide a legal buffer between buyer and seller.  Misrepresentation or any form of incorrect disclosure could have legal ramifications.  It is amazing what comes out of people’s mouths from time to time.  There were a couple gems from my showing yesterday…which I will not mention here.  I often sense that these missteps are caused by an owners love for their home or extreme need or desire to sell their home.

 

Protect yourself and maximize your return by allowing your agent to do their job.  If you are not confident in their skills hire someone else.  Call Dale and I to learn more about how we present our listings to highlight the unique features of each neighbourhood and home.
