Last week a prospective seller asked me, “What is the most important thing that I can do to maximize my home’s value when it comes time to sell?”  The reality is that there are several key components to a timely sale with maximum return.  For example, Dale and I have blogged repeatedly about the importance of using staging and photos to maximize your selling price.  Condition, date flexibility (for completion, possession and adjustments), marketing and showing availability are also key components that can help any house, townhouse or condo sell quickly for maximum dollar.  All that being said, the most important element in a successful sale is the property’s list price.  A properly priced house, townhouse or condo in any market throughout the world, not just Vancouver, North Vancouver and West Vancouver, will experience the highest amount of buyer traffic and sell at top dollar.  Should you allow room in your list price for negotiation (i.e. over price to add room to drop)?  Only if you wish to have less buyers walk through your property.
