It was another frantic week in real estate in North Vancouver. I booked several tours last week only to discover nearly all of the detached properties on my tour had sold in multiple offers. Dale and I also received multiple offers on one of our listings. If you own a detached home in North Vancouver that is priced between $800k-$1.25 million and you do not sell within the first two weeks you are overpriced or there is something fundamentally wrong with the property. How have we arrived at this conclusion? This price point is flying! You may only have one chance to view the new listings in this price point before they are sold.
How hot is the market? On detached homes price up to $1,250,000 in North Vancouver there was nearly an 80% absorption rate in the month of March (8 out of 10 houses were selling). These numbers are staggering. It is safe to say that the sellers are happy and the buyers are often frustrated.
