The fall market is upon us.  Consequently we have seen an immediate surge in housing inventory which is common for this time of year.  If you choose to list your house, condo or townhome it begs the following question: How do I stand out from the crowd?

 

One of the easiest ways to stand out from the competition is to stage your home.  Many sellers avoid doing so because they think it will be too expensive, but here at “Vancouver Best Homes” that is not always the case.  No matter the cost you will sell quicker and for more money if your home is staged.  It is true that staging often requires renting furniture and/or larger pieces, but the addition of pieces from our personal staging inventory often will supplement your current furnishings to show off your home in the best light which saves you the rental fee and increases your sales price.

 

For example, we have spent more than twelve hours between the two of us staging two properties in the last couple weeks.  This time is spent prior to the property coming to market but is time well spent as this will put more money in the pockets of our sellers.

 

This home was beautifully staged and we provided a few small pieces to push the property over the top.  As a result, this leasehold property sold in multiple offers above list price after being on the market for less than a week.  Was it under-priced you ask?  NO!  There are three buildings in this development and this sale was the second highest price per square foot for 2-bedroom suites over 1,000sqft in 2013.  I should mention that the higher sale was a penthouse with a panoramic water view while this suite only had a view of the inner courtyard and lagoon.

 

Our new listing at 1571 Cotton Drive had furniture to work with but many pieces did not fit the space.  As a result a few rooms needed to be completely staged including the living room and dining room (See below).

 

 

 

The sellers agreed to rent a few of the larger pieces such as a couch and dining set.

 

 

 

We brought our inventory of “fluff” pieces in addition to what we had there to work with to brighten and push this listing over the top.

 

We have yet another listing coming in a North Vancouver complex.  This property was over-furnished.  We advised the sellers on the pieces to remove and again brought further wall hangings and items to elevate the existing décor.

 

 

 

 

How much did this cost?  Our time is included in our listing commission and the use of our staging inventory is complimentary as a part of our listing package.  If the renting of large furniture is required, a budget will be based on the items needed.  We work closely with a staging warehouse and receive a substantial discount on the furniture rental which we happily pass on to our clients.
