Most Facebook Likes:

 

We had a two way tie for most "Facebook Likes".  As of this morning Darth Vader had 41 Likes and Elsa had 38 Likes.  Given they are from the same house I am crowning them co-champions!  Great work by the Liew family!

 

 

 

 

 

Most Original/Creative:

 

This was a difficult call but the Duthie/Costanza house submitted a pumpkin that stood out from the crowd.  They called this their "Ghost" pumpkin.  It is carved out of a white pumpkin.  This is the first white pumpkin I have seen so it goes without saying that it is super creative and original.  Well done!

 

 

 

 

Scariest:

 

Natalie delivers a stellar pumpkin every year and she did not disappoint.  The expression is scary!  Imagine meeting this pumpkin character on a dark alley...no thanks!  Great job Natalie!

 

 

 

Funniest:


This is a tough category each year.  Sage entered the pumpkin the second from the left.  This was one of the first submissions and it immediately made me laugh.  The scared cross-eyed pumpkin has a great expression and eye brows.  Great job Sage (all four are great).

 

 

 

Budding Artist:

 

Every year I look forward to seeing the entries from some of the young carvers.  Savanna created a great looking horse pumpkin.  I thought this was a great design and idea.  Congrats Savanna!

I am involved in organizing and playing in two concerts that are raising money for great causes.  At 2pm on Saturday October 24th I will be playing with the Jazz Connexion at Kay Meek in West Vancouver to raise money for North Shore Rescue.  North Shore Rescue is an integral part of our community and all of the funds raised at this event will go straight to North Shore Rescue.  This is our second annual North Shore Rescue benefit concert.  Last year we raised more than $2,800 in ticket sales and collected donations and are hoping to exceed this this year.  This is a Halloween show and all of the musicians that are performing will be in costume and we are encouraging anttendees to dress up as well.

I will also be playing a show at "The Columbia" in New Westminster with the RE/MAX Rockin' Allstars at 8pm on November 14th.  All money generated at this event will go to the Children's Miracle Network.  Two years ago we hosted this event and raised over $3,500.  The RE/MAX Rockin' Allstars is a group comprised of RE/MAX agents that have musical backgrounds.  This is a rock, motown and R&B group.  This should be a fun night!

It is hard to believe that the Bank of Canada has dropped rates...we are in uncharted waters in terms of the level of activity for this time of year. June was the biggest June on record and the second biggest month of all time. The lack of inventory continues to be a major problem which is driving prices skyward. A lot of people are asking if the drop in rates will further stimulate our super-heated market and I am not sure that it can. It may push a few buyers that have been sitting on the fence but they still need available product to be able to purchase. Interesting times...fun for sellers...stressful for buyers.

Vancouver, BC – May 14, 2015. The British Columbia Real Estate Association (BCREA) reports that a total of 9,952 residential unit sales were recorded by the Multiple Listing Service® (MLS®) in May, up 28.7 per cent from the same month last year. Total sales dollar volume was $6.3 billion, a 45.5 per cent increase in comparison to the previous year. The average MLS® residential price in the province rose to $634,744, a 13 per cent increase since last May.

 

“Last month was the strongest April for home sales in a decade,” said Cameron Muir, BCREA Chief Economist. “The elevated level of buying activity this spring is now expected to push 2015 home sales to their highest level since 2007.”

“Consumers are taking full advantage of rock bottom interest rates and are demonstrating significant confidence in the housing market,” added Muir. “However, dwindling inventories combined with competition for detached homes in the province`s large urban markets is pushing home prices higher.”

During the first four months of 2015, BC residential sales dollar volume rose 37.1 per cent to $19 billion, when compared with the same period in 2014. Residential unit sales increased by 24.5 per cent to 30,091 units, while the average MLS® residential price rose 10.1 per cent to $631,860.

There are many factors that make an area desirable from a livability standpoint.  Buyers often search out areas with parks, good schools, views, walkability and more.  These are all features that can increase a property’s value and make it desirable.  One feature that can make a community stand out is art.  This can be manifested in many ways from live music and theatre to public art displays, galleries and museums and more.  There are many forms of artistic expression that define certain neighbourhoods and areas and in turn can lead to greater Real Estate values.  Areas such as Commercial Drive and Gastown have strong art ties but you will find that most of the popular sub-areas of Greater Vancouver also have strong artistic elements.  Many of these artistic features are taken for granted but help set our city apart from others around the world. 

 

One of the best ways to keep the arts alive and well is to support youth art events. A past client and good friend, Valerie Methot, is the director and designer of a show called Webs We Weave that will be presented at the Round House at the end of the month. Please check it out!

First of all, Dale and I would like to apologize to the fine people that live on Regal Crescent in the Princess Park area of North Vancouver.  We listed 754 Regal Cr on Tuesday, March 24th, 2015 and this has lead to severe traffic on what is generally a quiet and serene street.  We had more than 50 agents through our agent open house on Wednesday morning, two dozen private viewings between Wednesday night and Friday morning, and more than 35 groups through todays open house.  At one point in the day it looked like a used car sale on the street and a shoe sale at the front door (I really should have taken pictures of both).  The market continues to be very active in North Vancouver and around the lower mainland.  We are expecting offers on Monday but only time will tell if we do and/or how many we receive.  Stay tuned...and hang in there Regal Cresent residents as this will be over soon.

Vancouver, BC – February 13, 2015The British Columbia Real Estate Association (BCREA) reports that a total of 4,377 residential unit sales were recorded by the Multiple Listing Service® (MLS®) in January, up 3.1 per cent from the same month last year. Total sales dollar volume was $2.6 billion, an increase of 8.3 per cent compared to a year ago. The average MLS® residential price in the province rose to $593,155, up 5.0 per cent from the same month last year.

 

“Last month was the strongest January for BC home sales in five years,” said Cameron Muir, BCREA Chief Economist. “However, consumer demand did edge down from December on a seasonally adjusted basis."

Low mortgage interest rates, strong population growth and improving labour market conditions are underpinning housing demand in the province. However, weakening economic conditions in Alberta are limiting home sales in the Okanagan, Kootenay and BC Northern market areas.

MLS® residential sales in British Columbia are forecast to rise 2.4 per cent to 86,050 units this year and a further 3.9 per cent to 89,400 units in 2016. The ten-year average is 82,100 unit sales. A record 106,300 MLS® residential sales were recorded in 2005.

Canadian and US Economic Growth - January 30, 2015


The Canadian economy contracted 0.2 per cent in November. Falling energy prices resulted in declining output in the oil and gas sector, while manufacturing and mining production was also lower. Given available data, the Canadian economy likely expanded 1.9 per cent in the fourth quarter of 2014, and about 2.4 per cent for the year as a whole. While export growth will be helped this year by a significant fall in the loonie, we expect growth will decelerate slightly in 2015 to about 2.2 per cent as low oil prices drag investment and employment lower.  Uncertainty around the impact of the dramatic decline in oil has most market watchers expecting a further loosening of policy by the Bank of Canada, with a second rate cut coming in March.  Whether that comes to fruition likely depends on where the trend in oil is over the next month. If prices continue to fall, we expect the Bank will opt for more "insurance" by reducing its overnight rate to 0.5 per cent. However, if oil prices firm up and core inflation remains above 2 per cent, the Bank may opt to hold steady.

In the United States, real GDP grew at a healthy 2.6 per cent annual rate in the fourth quarter, following 5 per cent growth in the third quarter.  Growth was led higher by the strongest rate of consumer spending since 2006.  Note that today's report is the preliminary release and will be revised, perhaps substantially in coming months. Given that growth was actually tracking closer to 3.5 per cent for the quarter, we expect fourth quarter GDP will be revised higher with subsequent releases.

In what many considered to be a surprising move, the Bank of Canada announced that they were dropping the overnight rates by 0.25%.  They cited concerns of the effects from the sudden price drops in oil and other economic concerns.  This move suggests that interest rates should remain low for the foreseeable future.

 

Many are asking whether this will boost the real estate market, but the market is red hot right now so I do not sense this will have a great impact at this time.
